Aventura, FL – Cardone Capital has announced that it has been approved for 150M in equity funds that will be made available to both accredited and non-accredited investors. Cardone Equity Funds VI and VIII provide the everyday investor with institutional quality real estate and monthly cash flow directed automatically via ACH either to their cash accounts or self-directed retirement accounts.
“We provide a safe haven investment for investors who would never get access to institutional quality, positive cash flow properties,” says Cardone Capital CEO and founder Grant Cardone. “We find and buy apartments in strong job markets then take over management to stabilize the properties before allowing investors to come in. That means investors get cash flow within 60 days of investing.”
Cardone Equity Fund VI is a $50M Regulation A fund for non-accredited investors and Cardone Equity Fund VIII is a $100M Regulation D fund for accredited investors. Both funds plan to acquire quality, income producing, multi-family assets in the Southeastern and South Central United States.
“I only buy properties that are located in extremely desirable areas with forecasted high growth,” Cardone comments. “Our focus is on Class A and B, garden-style communities with exceptional amenities and superior tenants.”
To date, both funds have parallel invested in one property located in Panama City Beach, Florida. Built in 2018, 10X Living at Panama City Beach is a 288-unit, Class A property less than ten minutes from the Gulf of Mexico, where residents enjoy world-renowned Emerald Coast Beaches, upscale shopping and premier dining.
This asset offers resort-style amenities that include a clubhouse, business center, internet café, covered pool lounge, outdoor grills and picnic areas, large and small breed dog parks, dog wash facilities, a 24-hour state-of-the-art fitness center and 24-hour concierge service.
“The Panama City area has seen upward of 9 percent rent growth over the past 12 months,” Cardone adds. “And this particular property has an estimated IRR of 17.88%, making it the ideal addition to our portfolio.”
Grant Cardone has been in the business of buying real estate across the USA for over thirty years. His firm’s entire portfolio now consists of 6,537 multifamily units with $1.36 billion AUM. Cardone Capital recently made history by raising $50 million in crowdfunding for its Equity Fund V using social media. As the largest Regulation A crowdfunding ever accomplished, the details have been submitted to the Guinness Book of World Records for validation.
Funds VI and VIII offer all the advantages of a truly passive investment:
- Cardone manages the property and takes care of all operational overheads linked to the real estate dealings as well as the property maintenance.
- A regular cash flow is created for the investor, providing an opportunity to attain long-term wealth.
- Unlike REITs, Cardone Capital investors gets the tax advantages of direct ownership, including the depreciation deduction, without any of the added responsibilities that go along with owning a property.
Executive Vice President Ryan Tseko advises anyone interested not to wait too long to take advantage of Fund VI or Fund VIII:
“There was a waiting list before we even announced these funds were open. They’re already filling up fast.”
